Our acquisition criteria includes assets from $200,000 – $10 million that offer strong returns and that are north of 10% Cap Rate. We are well-capitalized and internally funded to transact quickly and welcome all acquisition opportunities. We focus on sub-markets in close proximity to public transportation and changing communities.

 

Location’s:

Staten Island:                  Focus on North Shore.

Brooklyn:                          All neighborhoods close to trains with no more than 25 minute commute time to Manhattan.

Queens:                             Astoria and Long Island City

Manhattan:                      All neighborhoods including Morningside Heights and Harlem.

 

Criteria:

Transaction Size:            $200,000 to $10 million

Property Types:               Single and Multi Net Lease Properties

                                             Mixed-Use Commercial Properties,

                                             Single and Multi-Tenant Office,

                                             Value Add Multi-Family Residential

                                             Commercial Development Sites

Quality/Appearance:      Class A to B+ grade with significant “curb appeal” (i.e., attractive, modern and functional appearance)

Occupancy/Rent Roll:     Current occupancy of 80% or higher, stabilized or increasing, with a manageable lease rollover schedule

Tenant Base:                     Strong credit quality (national or regional tenants) preferred

Broker Cooperation:       We cooperate with, protect, and compensate brokers that bring us high quality acquisition opportunities.
